Our design and build process has been refined across 500+ projects. It is the reason our projects are delivered on time, to a fixed price, and to the standard our clients deserve.
Your project begins with our surveyor visiting your home. We take full measurements, assess the roof structure, identify planning constraints and produce a feasibility report. This determines which conversion types are possible for your specific property and what they will cost.
In the majority of cases, we can confirm feasibility at the survey visit itself. For complex properties or conservation area situations, we may conduct further research before providing our recommendation.
Our in-house architects design your loft conversion specifically for your property and your brief. We produce full measured drawings, floor plans showing the new layout, elevations showing internal and external changes, and a 3D visualisation of the completed space.
We work collaboratively with you through the design process — typically one round of revisions is included in your fixed price. The goal is a design you love that also meets planning requirements and optimises the available space.
Our structural engineers work alongside the architects to design all structural elements: the steel beams that carry new loads, the connections between new and existing structure, the staircase support, and all foundation considerations.
All structural calculations are submitted to Building Control as part of your Building Regulations application. Our engineers liaise directly with Building Control inspectors throughout the build.
Our planning team submits all required applications to your local authority — including Planning Permission, Lawful Development Certificate and Building Regulations. We manage all correspondence and respond to any queries from planning officers.
This phase typically takes 6–12 weeks depending on the type of application and local authority workload. We keep you updated throughout and flag anything requiring your input.
Once planning is approved, your project manager produces a detailed construction programme showing every stage, key milestone dates and the payment schedule. This is your master document for the build.
We also finalise the specification in detail at this stage — confirming finishes, fixtures, sanitaryware, flooring and window choices. Any changes to specification after this point are captured in a written change order.
On-site construction follows the agreed programme. Your project manager coordinates all trades, manages material deliveries, maintains site safety and quality standards, and provides weekly written updates.
Building Control inspectors visit at key stages — typically at structural completion, first fix and completion. All inspections are managed by your project manager.
The project concludes with a joint snagging inspection, completion of all outstanding items, final Building Control inspection and certificate, and handover of your warranty documentation. Final payment is taken only when you are satisfied.
