The right conversion type depends on your roof structure, property type, planning constraints, and budget. A rear dormer suits most terraced houses. L-shaped dormers suit Victorian terraces with outriggers. Hip-to-gable is designed for semi-detached and detached homes. Mansard conversions deliver maximum volume for period properties in conservation areas. Our surveyor assesses your specific property and recommends the best option at the free survey — no obligation.

Most loft conversions in London qualify under Permitted Development Rights and do not require a full planning application, so long as the extension does not exceed 40m³ (terraced) or 50m³ (detached/semi), does not project beyond the existing ridge, and the property is not in a conservation area or designated Article 4 area. Our planning team advises specifically at the free survey and manages any applications required as part of your fixed price.

Most loft conversions take 6–10 weeks on site. There is a preceding design and planning phase of approximately 6–10 weeks, depending on whether planning permission is required. You receive a full week-by-week construction programme from your project manager before work begins, and we commit to the completion date in your contract.

The Prime Loft fixed price is genuinely all-inclusive. It covers the free survey, architectural drawings, structural engineering calculations, all planning and Building Regulations applications, the complete build (including roofing, insulation, steelwork, carpentry, electrics, plumbing to the loft, plastering, first-fix joinery, staircase and loft hatch), and your 10-year structural warranty. There are no hidden management fees, no provisional sums, and no variation orders unless you request a change to the agreed scope.

A loft conversion typically adds 15–25% to a London property's value. On a £600,000 home that equates to £90,000–£150,000 in added value — significantly more than the cost of the conversion. The best returns come from adding a master bedroom with en-suite.
