Our Process

Seven Steps to Your Completed Loft

We have refined our process over 500+ projects and 15 years to make it as clear, transparent and stress-free as possible for you. Every project follows the same seven steps — with the same standards at each stage.

Free Home Survey

We visit your property at a time that suits you — including evenings and weekends. Our surveyor assesses your roof structure, measures your loft void, identifies any planning constraints and recommends the best conversion option for your specific property and budget. No charge. No obligation.

What we check: structural feasibility, head height (minimum 2.2m floor to apex), roof pitch and access, conservation area status, presence of water tanks or obstacles, party wall considerations.

Fixed-Price Quotation

Within 48–72 hours you receive a fully itemised written fixed-price quotation. This covers architecture and design, structural engineering calculations, all planning applications and Building Regulations, all construction works, finishing and decoration to agreed specification, and your 10-year structural warranty. No extras. No surprises.

Your quote is valid for 30 days. We're happy to walk through every line item with you and answer any questions before you decide.

Contract and Deposit

Once you're happy to proceed, we exchange a written contract and take an agreed deposit. The contract details: the exact specification, the fixed price, the programme with key milestone dates, the payment schedule and the warranty terms.

Deposits are typically 10% of the project value. Our payment schedule is tied to project milestones — not arbitrary dates.

Design and Planning

Our architects produce full measured drawings, elevations and interior plans. Our structural engineers produce all required calculations. We submit Planning Permission and/or Lawful Development Certificate applications and Building Regulations applications to your local authority.

We manage all communications with the local authority and keep you informed at every stage. This phase typically takes 8–12 weeks for approvals — longer for some conservation area or listed building applications.

Pre-Start Preparation

Before work begins, your project manager visits for a pre-start meeting. You receive a detailed programme with all key dates. Party wall matters (if applicable) are finalised. Scaffolding is ordered. All materials are scheduled.

We also confirm practical arrangements: access requirements, parking, where materials will be stored, how we'll protect your home during the works and daily working hours.

The Build

Our specialist team typically completes on-site construction in 6–10 weeks, depending on conversion type and specification. Your dedicated project manager attends site every day and provides weekly written progress updates.

Key stages: scaffold erection, structural works and roof opening (1–2 days, the most disruptive phase), structural steelwork, new roof structure, dormer/mansard framing, weatherproofing, insulation, first fix (electrics, plumbing), plastering, second fix, flooring and decoration.

Snagging, Handover and Warranty

Before we leave, we conduct a thorough snagging inspection — with you present — to identify and complete any outstanding items. We don't take final payment until you're satisfied.

On handover day you receive: your Building Regulations Completion Certificate, your 10-year structural warranty documentation, as-built drawings and all relevant guarantees for materials and fittings. Your project manager remains your point of contact for 12 months post-completion.
